Review Executed Contract for accuracy, required addenda, and notices; promptly notify the agent of any discrepancies.

Ensure Filing of all escrowed contracts and receipts, including TREC, Texas REALTORS® and broker forms, surveys, notarized T-47s, resale certificates, subdivision information, condo documents, title commitments, inspection reports, repair invoices, release of earnest money, and termination forms.
Submit and Track Broker Compliance Approval for the complete file, provide a commission summary to the agent, and monitor the CDA status.
Add Contract to Agent's Private Portal with all important dates and deadlines, along with pre-set reminders. Send a welcome notice to the client, lender, and title company, highlighting key dates.
Prepare Amendments for price adjustments, extensions, etc., and route them to escrow as needed.
Assist Buyers with Home Warranty by offering options, collecting their order, creating a home warranty invoice for title, and securely storing it in the agent-client’s online file. Manage collection of the buyer’s walkthrough and final acceptance form from the client or the other agent.
Monitor All Lender-Required Contingencies and Deadlines, working closely with the lender to track essential appraisal dates, including ordering, scheduling confirmation, and delivery tracking.
Support Buyer in Loan Process by ensuring they work with their lender to clear loan conditions, select an insurance provider, meet the financing approval deadline, and sign the preliminary Closing Disclosure (CD) on time.
Gather Paid Invoices, Receipts, and Repair Documentation to meet any repair conditions required by the lender or as agreed between parties.
Track ‘Clear to Close’ Status from the lender, ensuring title receives final documents and that the CD is disclosed to all parties before closing to promote a timely closing.
Confirm Title Company Questionnaire Completion by the buyer or seller client as necessary.
Provide Closing Instructions, including what to bring, wire transfer contacts, location details, and other important information to prepare clients for a smooth closing experience.

Touch 1: We send a preferences form to your client to gather their details and planned move-in date. On moving day, we’ll coordinate a meal, notifying you to deliver it or ordering a $50 DoorDash gift card.
Touch 2: 30 Days Post-Closing - A gift valued at $75 is sent to the client.
Touch 3: 120 Days Post-Closing - A postcard and baked goods valued at $30 are delivered.
Touch 4: 240 Days Post-Closing - A greeting card and a small gift valued at $30 are sent.
Settlement Statement from their transaction will be sent to them via USPS the following January.
